Floor coverings will be free of stains, marks, signs of wear and tear, damage, stuffing, cracking or soiling and are kept in clean and good condition

Lighting is in good condition and working order and is free of dust, dirt, insects and cobwebs and that spare globes will be available or installed by operator upon request

All paintwork, skirting boards and doors are in good condition

We regularly clean dust and vacuum all areas

Internal drains and plugs are clean and free of debris

A high standard of cleanliness is maintained throughout the property
Housekeeping and Exterior

We maintain the garden, surrounds and the general approach to the premises.

We maintain all buildings, painted surfaces, guttering, roofing and paths.

Verandas and porches are swept and free of grime and dirt.

Outdoor furniture is maintained in good condition.

The BBQ supplied is in good state of repair, is clean, fully fuelled and that tools and aprons are available for guest use.

Parking space will be maintained to ensure safety of vehicles.

There will be no evidence of rubbish.

The driveway shall be regularly maintained and free of debris or obstruction.

Adequate external lighting shall be maintained
Housekeeping - Kitchen/Self-catering

We have adequately equipped the kitchen with refrigerator, stove, microwave, cooking utensils and cookware, detergents, tea towels, rubber gloves, sponge, fly spray, rubbish bin lined and lidded, and sink plugs.

There shall be sufficient crockery and cutlery to accommodate the maximum number of guests and that it be in good condition and be clean.

We regularly maintain and clean the kitchen exhaust fan.

Drawers and benches will be clean and lined.

We provide adequate ventilation.

There is adequate seating for the maximum number of guests.

The refrigerator/freezer is in excellent condition and is regularly cleaned and de frosted

Bench tops, hand washing stations, food preparation areas and equipment are clean and in good condition
Living Room

There is comfortable leather lounge suite seating for up to five (5) guests. Otherwise, seating is available to accommodate the maximum number of guests.

The flat screen television and connected DVD player are in good working order and reception is first class

There is a good variety of books, games, current magazines, compact discs, videos available from your hosts to select from.

There is sufficient lighting to read by.
Bedrooms

Mattresses, pillows and linen of premium are of quality and are free from soiling and stain of any type.

Each bedroom is equipped with its own television.

There are mattress protectors on all beds and pillow protectors on each pillow and such are kept in a clean and good condition.

There are two pillows per guest with extra pillows and blankets available if needed.

All blankets, bed spreads, and duvets are kept in excellent condition free of wear and tear and devoid of staining.

All electric blankets are maintained in good working order free of defects, soiling or stains of any type.

All underlay are free of soiling or stains of any type.

All bedrooms are cleaned prior to occupancy and otherwise as agreed with guests.

All linen including duvet covers will be changed for each new guest.

Bedroom furniture is maintained in good condition

Floor surfaces are maintained in good condition and free of stains, wear and tear or damage

There is adequate lighting conveniently located for individual guest use

There are bedside tables for the convenient use of guests
Rooms, Toilet and Laundry

The premise has its own bathroom for the exclusive use of guests.

All tiles and grouting is maintained in good condition.

There is ample shelf/drawer/ cupboard/hanging space for guests.

Shower recess, vanity, walls, toilet, bath, has far and hand basins are free from cracks, damage and are odour free.

Bathrooms are cleaned prior to occupancy and otherwise as agreed with guests

There is adequate heating and ventilation as required to remove odours and steam.

There are at least one (1) quality bath towel and one (1) face washer per guest, one (1) bath mat, and an adequate number of toilet rolls supplied with spares available on request.

All bathroom linen is changed prior to occupancy and otherwise as agreed with guests.

There is ample soap or alternatives available.

There are at least two clothes hooks in the bathroom.

There is sufficient hanging space provided so that towels can be dried after use.

There is an adequate mirror, which is well lit for the use of guests of all heights.
